Renting a property through Sapphire Group is straight forward and simple. First please register with Sapphire Group by joining our mail list. Once you have found a property you like, a viewing can be arranged. Once the property is viewed and you would like to proceed, you will need to pay an administration fee to secure the property, and have it removed from the open market. The fees are as follows: £150 will cover up to the first two applicants. Thereafter a fee of £75 per applicant will apply. This covers our administration fees for the costs of references, credit checks and to produce an Assured Shorthold Tenancy Agreement. These fees can be paid by Debit card, Credit card, Cash, Cheque, or Online Bank Transfer. Please note a credit card will carry a 3% bank charge. References are mandatory and if a reference is failed, you will forfeit the fee paid IN FULL. Once you have paid the fee no refund will be made. We will then perform credit checks, and obtain references from your employers. Once the references are passed, you will be asked to pay the first month’s rent upfront, and a deposit of one month’s rent, to cover any potential damages or costs that you may cause during the tenancy. The deposit will be refunded on the day you move out, after the final inspection is passed satisfactorily. Once all funds are cleared a moving in day will be set. The property will be inspected on a quarterly basis. You are then in a position to move in. You will have the option to renew your tenancy toward the end of the contract. This will be done free of charge. If the Tenant or Landlord does not wish to renew the Tenancy Agreement the legal 'Notice to Quit' will be issued. We will attend on the day of vacation to carry out a final inspection check, and take ownership of the keys. The deposit will returned minus any costs for any damage that you have caused, during the term of the tenancy. Failure to pay your monthly rent will cause a breach of the Tenancy Agreement and could end in legal action, therefore please always pay your rent on time! If Sapphire Group manage the property, we will be on call to handle any calls or emergencies you may have, and offer any required support. You will be informed if this is the case.
