This option will find you a fully referenced and credit checked Tenant and give you the following:

  • Free rental valuation to assess the monthly rent achievable of your property.
  • Free advice on the Tenant Deposit Scheme.
  • Give you advice on energy performance certificates and gas safety certificates.
  • Rightmove and online advertising within 24 hours of the valuation.
  • Vet all prospective Tenants for suitability prior to viewings to weed out time wasters
  • Free Rent Guarantee insurance for 6 months

  • Attend all Viewings
  • Tips to enhance the Rental Value.
  • A "TO LET" board if required
  • Look after keys in a key safe
  • Carry out Credit, Employer and Reference Checks through rent shield of all Tenants
  • Produce the Assured Shorthold Tenancy agreement
  • Arrange collection of the deposit and 1st months rent.
  • Carry out an Inventory
  • Transfer all monies to your Bank Account after the move-in.
  • Issue Renewal Notice to Tenants.
  • Renew Tenancy Agreement for existing tenants for just £75+vat, if required.

  • Chase tenants for unpaid month rental and send appropriate correspondence

  • Carry out quarterly Inspections of your property.
  • Carry out a Final Inspection, take meter readings and notify the companies involved.
  • Return keys to you, or to the new tenants.

  • Arrange for any cleaning or maintenance to your property.
  • Assist and even attend court if needed if tenants fall into arrears
